AH Realty Trust, formerly Armada Hoffler Properties, is a self-managed real estate investment trust (REIT) that owns, operates, and acquires commercial real estate properties. Founded in 1979, the company relaunched under its new name in 2026 following a strategic restructuring to focus on its core real estate portfolio. The company’s business segments include retail real estate, characterized by grocery-anchored centers and big-box retailers; office real estate, consisting primarily of Class A space in mixed-use town centers; and multifamily real estate, which includes luxury apartment communities. The company also maintains a real estate financing segment involving preferred equity investments in development projects. AH Realty Trust serves the Mid-Atlantic and Southeastern United States, targeting high-barrier-to-entry markets with strong fundamentals. Notable properties in its portfolio include the Town Center of Virginia Beach, Harbor Point in Baltimore, and the Allied | Harbor Point project. The company holds a significant stake in its Operating Partnership, Armada Hoffler, L.P., through which it conducts its operations.
